El Niño & Storm Preparedness FAQs

Please reach us at support@inspectaproperty.com if you cannot find an answer to your question.

El Niño is a climate pattern caused by unusually warm ocean conditions in the tropical Pacific. It can affect weather patterns across the United States and is often associated with an increased potential for wetter winter conditions in Southern California.

For homeowners in Los Angeles County and Orange County, an active El Niño can make preparing for heavy rain, drainage problems, roof leaks, and water intrusion especially important.

Yes. As of September 2026, NOAA has issued an El Niño Advisory and reports that El Niño is strengthening, with a greater than 90% chance of becoming a very strong event during fall and winter 2026–2027. NOAA also notes that even a very strong El Niño does not guarantee specific rainfall amounts or storm impacts in any individual location.

Because weather conditions can change, homeowners should follow updated forecasts from NOAA and the National Weather Service as the rainy season approaches.

Not necessarily. A strong El Niño can increase the likelihood of weather patterns associated with wetter conditions in Southern California, but El Niño strength alone does not guarantee heavy rainfall or predict exactly where individual storms will occur. NOAA specifically cautions that even a very strong event does not guarantee particular local impacts.

For homeowners, the important takeaway is to prepare before the storms arrive rather than waiting to see how much rain actually falls.

Before the rainy season, homeowners should check areas of the property that help keep rainwater away from the home and prevent water intrusion. This can include:

  • Roof coverings and flashing
  • Gutters and downspouts
  • Site drainage and grading
  • Exterior walls, windows, and doors
  • Areas with previous moisture intrusion
  • Drainage systems and surface drains
  • Trees or vegetation that may affect the structure
  • Crawlspaces, basements, and other moisture-prone areas

A storm preparedness inspection can help identify visible conditions that may deserve attention before periods of heavy rain.

An El Niño and storm preparedness inspection is a visual evaluation of accessible areas of your home that may be vulnerable to heavy rain, drainage problems, or moisture intrusion.

The goal is to identify visible conditions you may want to address before Southern California's rainy season and major storms arrive.

Yes, we've been providing Multifamily building inspections for investors for years. The inspection  includes:

  • Roof coverings and flashing
  • Gutters and downspouts
  • Site drainage and grading
  • Exterior walls, windows, and doors
  • Areas with previous moisture intrusion
  • Drainage systems and surface drains
  • Trees or vegetation that may affect the structure or power lines
  • Crawlspaces, basements, and other moisture-prone areas

Heavy or prolonged rainfall can reveal problems that aren't always obvious during dry weather. Common concerns can include roof leaks, overflowing gutters, poor drainage, water collecting near the foundation, moisture intrusion, damaged exterior finishes, and water entering crawlspaces or other vulnerable areas.

Homes on or near slopes may have additional drainage and erosion concerns that should be evaluated when appropriate.

Yes. Our single-family home inspections include a FREE El Niño & Rainy Season Preparedness Assessment.

We'll look for visible conditions that may leave the property vulnerable to heavy rain and provide a Rainy Season Preparedness Checklist with the inspection report.

Standalone assessments are also available for existing homeowners in Los Angeles County, Orange County, and surrounding Southern California communities.

Don't wait for the first major storm to discover a roof, drainage, or moisture problem.

Schedule your home inspection or standalone El Niño & Storm Preparedness Assessment today.
